Our Rent Guaranteed Program is specifically designed to help men in Philadelphia, aged 18 to 65, who are currently experiencing homelessness or have a history of homelessness, secure stable housing. We believe that everyone deserves a safe and secure place to call home, and we are dedicated to facilitating that for individuals in our city.

Our Program Focus:

  • Eligibility: This program is open to men between the ages of 18 and 65 who are currently homeless or have experienced homelessness in the past.

  • Priority for Formerly Incarcerated Individuals: We prioritize applications from formerly incarcerated individuals who possess a City-issued housing voucher.

  • No Credit Check Required: We understand that past financial challenges may not reflect an individual's current ability to be a responsible tenant. Therefore, we do not require a credit check for program participation.

  • Source of Income Required: To ensure long-term stability, program participants must demonstrate a verifiable source of income.

  • Partnership with Landlords: The success of this program relies on the willingness of landlords in Philadelphia and surrounding areas to participate.

  • Guaranteed Monthly Rent: iPropertyPA LLC guarantees the full monthly rent payment for the duration of the yearly lease agreement. This provides landlords with consistent and reliable income.

  • Reduced Vacancy Risk: By partnering with our program, you can fill vacant units with individuals who are actively seeking stable housing.

  • Professional Property Management: As a condition of participation, landlords must agree to hire iPropertyPA LLC as their property management company for the duration of the lease. If the property is currently self-managed, iPropertyPA LLC will become the primary manager, especially in terms of ensuring proper maintenance.

  • Support for Tenants: We work closely with program participants to provide support and connect them with resources that can help them maintain their housing and work towards self-sufficiency.

Program Requirements for Landlords:

  • Willingness to Sign a Yearly Lease: A standard yearly lease agreement must be signed with the program participant.

  • Engagement of iPropertyPA LLC for Property Management: iPropertyPA LLC must be contracted as the property management company for the duration of the lease. This ensures professional oversight and management of the property.

  • Adherence to Fair Housing Laws: All participating landlords must comply with all applicable fair housing laws and regulations.

Our Commitment:

  • Detailed Contract: A comprehensive contract will be established between iPropertyPA LLC and the participating landlord, outlining the terms of the rent guarantee, property management responsibilities, and other key aspects of the program.

  • Ongoing Support: We will maintain open communication with both landlords and tenants throughout the lease term to address any concerns and ensure a positive tenancy experience.

  • Focus on Sustainability: Our goal is to help program participants achieve long-term housing stability.
